Sellers

Priced on research. Marketed like a launch.

I spent 25 years in radio, TV, and advertising. Now I put that playbook to work on your home, starting with a price you can defend.

How I work with sellers

From first walkthrough to closing day.

01Walkthrough and goalsWe walk your home together and talk timing, your next move, and what you need to net.
02Pricing researchComps, competition, tax records, and what didn’t sell. You get the reasoning, not just a number.
03A prep planA short list of what’s worth doing and what isn’t, plus my vendors to get it done.
04LaunchPro photos, video, 3D, floor plan, and a coordinated debut on the MLS, Zillow, social, and my local channels.
05Showings and feedbackBluetooth lockbox, scheduled showings, and every agent’s feedback sent to you.
06Offers to closingNegotiation, inspection response, appraisal, and every deadline tracked until you hand over the keys.
Pricing

How I find your price.

Not an algorithm, and not the number you want to hear. A number you can defend to buyers, appraisers, and yourself.

What would I walk away with?

$450,000
Brokerage doc fee$299

Every fee here is negotiable and agreed in writing before we list. Indiana property taxes are paid a year behind, so sellers usually credit buyers for taxes owed through the closing date. These are estimates; your title company’s settlement statement is the final word.

Good to know

Questions sellers ask me.

Do I have to fill out a seller disclosure?

For most home sales in Indiana, yes. The Seller’s Residential Real Estate Sales Disclosure asks what you know about the roof, foundation, water, mechanicals, and more. Answer honestly; I’ll walk you through it.

Should I get a pre-listing inspection?

Sometimes. It can surface surprises early so you fix them on your terms. For older homes or ones with known issues, it’s often worth it. We’ll decide together.

When is the best time to list?

Spring usually brings the most buyers, but less competition in fall and winter can work in your favor. The right time is when your home is ready and the price is right.

Do I have to make the repairs a buyer asks for?

No. After an inspection, you can agree, offer a credit, counter, or decline. I’ll help you weigh what keeps the deal together against what’s a reasonable ask.

What stays with the house?

Generally anything attached: light fixtures, built-ins, window treatments. If you want to keep something, we exclude it in writing or swap it out before photos.

Can I buy and sell at the same time?

Yes, and it takes planning. We line up timing, financing, and sometimes a contingency or a lease-back so you’re not moving twice.

Home value

Two ways to know what it’s worth.

Quick: an instant online estimate. Good for curiosity. Accurate: my personal analysis from real comps, with the reasoning behind it. That’s the form here. No obligation to list.
